Asset Management

With over 130 years of experience in the hotel industry (over 3 economic cycles!) FST has provided asset management support for dozens of hotels in America, Canada, Mexico and the Bahamas. We have worked with Starwood, Hyatt, Fairmont, Kimpton, Loews and Coast Hotel Brands. Serving on behalf of the hotel owner we work aggressively and collaboratively with the hotel management company to maximize profits and increase asset value. Having worked for large hotel companies ourselves, we understand how to extract maximum value from hotel brands and their systems/tools that are available, and paid for, as a part of the brand relationship.

We conduct regular property visits and meetings with representatives from both the onsite management team and senior representatives of the management company. We review all financials and challenge all significant variances to budgeted and prior year performance. We focus on sales and marketing productivity, effectiveness of strategies and tactics, and we analyze the booking pace and distribution channel velocity for all revenue centers, recommending alternative strategies and tactics if appropriate. We analyze guest satisfaction data and focus management’s attention to gaps in that area. We review all aspects of compliance, with particular attention to proper procedures, policies and practices in the Human Resources area. We analyze all accounting practices, procedures and policies to ensure appropriateness and reliability of the numbers being generated. We inspect the property thoroughly and direct maintenance and cleanliness improvement as necessary. We oversee capital expenditure budgets for timely, quality, and efficient completion. We provide expertise and assistance in the area of project management, and in the event of development projects, we provide leadership and direction to the management company in the areas of pre-opening budgeting and opening execution.

We are unique in that we hold the management company’s feet to the fire directly, respectfully and collaboratively to insure they are putting forth their best efforts for the hotel. We do this in a spirit of cooperation, freely sharing our experience and expertise, with the mindset that it is our mission to help them succeed to the benefit of the owner.
